Selling a luxury home in Lake Tahoe

Staging from my own company, media built around the setting, and pricing for a careful buyer.

Selling a luxury home in Lake Tahoe means selling to a careful buyer

The buyer for a higher-end Tahoe home is usually established and financially comfortable. Many come from the Bay Area, many pay cash, and they've known the lake for years. They aren't in a hurry. Even with cash, they want a real deal.

That buyer decides with their eyes first, most often on a phone, long before they drive up. By the time they walk through your door, they already have a number in mind. Everything I do before a luxury listing goes live is aimed at that first look.

I don't name-drop or lean on status to win a listing. The work and the local knowledge have to carry it. What follows is what the work looks like on a home at this level.

Watch. Tap to play, it has sound.

Selling your house? You may be leaving money on the table

Staging from my own company, with a decorator's eye

I own my own staging company, and I have a background in interior decorating. On a luxury home that matters more than anywhere else, because the decisions about what stays, what goes and what gets added are mine, made for your house.

Many Tahoe homes are bought for the setting. I set up a room so the first thing you notice is the window, the trees or the water. A great room arranged around a television wastes the best thing about the house.

When your home needs staging, it's included, at no cost to you. I stage the rooms that decide a buyer: the living room, dining room, kitchen, primary bedroom and primary bath. On a large home, staging every room doesn't change anyone's decision, so the effort goes where it counts. If your home is already decorated well, I'll say so and leave it alone. There's more in does staging cost extra when you sell a Lake Tahoe home.

Media and a launch built around your home

Nothing goes public until the home is ready. Then it's photographed and filmed once: 25 to 40 professional photos, drone footage of the home and its setting, a cinematic video and a website for your home alone.

The campaign is built for the home too. I run targeted Facebook and Instagram ads with the budget scaled to your price point, retarget the people who watched the video, and email my database the day you go live. I also send a mass email to every agent in the area, which is standard on every listing. Through my brokerage's partnership with Leverage Global Partners, your listing also gets advertising and exposure through The Wall Street Journal, The Washington Post, MarketWatch, PropGoLuxury and Juwai.com. Homes priced at $750,000 and up add Robb Report, and homes at $1 million and up add Mansion Global, Barron's and PENTA. Your listing is also featured on LeverageRE.com and promoted to agents around the world through Leverage's agent newsletter and social feeds. For a standout home, I may run a coming-soon campaign first. For most homes I don't, and I'll tell you which yours is.

The full plan is in how I present a home and how I launch a listing.

Pricing the top of the market without guessing

A higher-end home often has fewer comparable sales to lean on, so one confident number from an agent is worth very little.

I bring three pricing strategies instead. Testing the ceiling can work for a standout home, and I'll tell you the risk: if the market doesn't respond in the first two weeks, we're adjusting from a stale position. Matching the market is where I start when nothing points clearly up or down. You choose, and I run the sale the same way whichever you pick. The detail is in how I price a home for today's buyer.

Price is half of your position. The other half is what a buyer's due diligence turns up. Before we list, I learn the home's real condition and the items a Tahoe buyer checks, like TRPA and BMP status and permit history. I recommend a home inspection and a pest inspection on every home before it goes on the market, so there are no surprises and we can fix what needs fixing ahead of time. The inspections are the seller's cost. When an offer comes in with requests attached, I know which ones are standard and which ones are a buyer testing whether you'll cave.

Luxury homes on both sides of the lake

I'm licensed in California and Nevada and a member of three MLS systems, so your listing reaches agents on both sides of the state line. What a buyer asks changes with the address. In Incline Village, they ask about beach eligibility and IVGID fees and rules. In the Tahoe Keys, they ask about the dock and lake access from the canal. On the water, they ask about the pier and buoys, and I've written a separate page on selling a lakefront home.

If you live out of the area, I handle the house for you. See selling a second home from out of town.

Talk with me before you spend a dollar on the house

If you're thinking about selling a luxury home in Lake Tahoe, tell me about your home, or call or text me at 530-208-7081. I'll walk through it and tell you what it needs, what it doesn't, and how I'd bring it to market.

This page describes my general process. It isn't legal, tax or lending advice. Your contract and escrow officer set the specific terms.

Frequently Asked Questions

Is staging included on a luxury listing?

When your home needs it, yes, at no cost to you. I own the staging company and I have a background in interior decorating. If your home is already decorated well, I'll tell you and leave it as it is.

Do you stage every room in a large home?

No. I stage the rooms that decide a buyer: the living room, dining room, kitchen, primary bedroom and primary bath. Staging every room in a large home doesn't change a buyer's decision.

Will you run a coming-soon campaign for my home?

Only for a standout home where building interest ahead of the launch helps. For most homes I go live fully prepared instead. I'll tell you which I'd do for yours and why.

Will staging or marketing get me a higher price?

I can't give you a number, and I'd be careful with anyone who does. Buyers decide with their eyes first, and a home that shows well gives them fewer reasons to offer less.
