Stateline, Nevada real estate: the Nevada side of the South Shore

The Nevada side of the South Shore, from the lake and the casinos up Kingsbury Grade.

Stateline, Nevada real estate starts where South Lake Tahoe ends

Stateline, Nevada real estate sits right across the state line from South Lake Tahoe. You can walk from one state to the other. The casino hotels and the shops around Heavenly Village are at the center, and the town climbs from there up Kingsbury Grade toward Daggett Summit.

That gives Stateline two different feels. Near the lake and the casinos it's busy, with condos and resort living close to everything. Up the grade it's quieter and wooded, with views, and in some neighborhoods you're close to Heavenly's Nevada-side lifts.

How I work in Stateline

I'm licensed in Nevada and California, and Stateline is next door to my home base in South Lake Tahoe. Buyers often look on both sides of the state line, and I can show you both and compare them.

The steps are the same in every town. Read how I help you buy and how I sell a home. What changes in Stateline is what I check, below.

The homes, and the districts behind them

Homes here range from condos and townhomes near the lake and the casinos to single-family homes and HOA communities up Kingsbury Grade.

Along Kingsbury Grade, water, sewer, roads and snow removal come from the Kingsbury General Improvement District, a local public district with its own board. Elsewhere on the Nevada side, other small districts and HOAs do the same jobs. I check which ones serve a home, what they cost and what their rules are.

Nevada has no state income tax, which is one reason buyers look at the Nevada side of the lake. How that applies to you depends on your own situation, so talk with your tax advisor before you decide.

What to check before you buy or sell in Stateline

  • Which district or HOA provides water, sewer, roads and snow removal, and what it costs.
  • HOA rules and dues, and whether an assessment is planned.
  • TRPA and BMP status. TRPA is the Tahoe Regional Planning Agency, and its rules can affect what you repair, expand or add.
  • Insurance. Confirm that it's available and what it costs.
  • Defensible space on the lot. Several Stateline neighborhoods are on the list of Lake Tahoe Firewise communities.
  • Winter access on the steeper streets up the grade.
  • Vacation rental rules. Douglas County sets them here, and they change, so I confirm them for the address. See who sets the vacation rental rules in each town.

If you're selling, I recommend a home inspection and a pest inspection before listing, so there are no surprises. There's more on selling your Lake Tahoe home.

Skiing, the beach and a night out

  • Skiing. Heavenly has lifts on the Nevada side, reached from Kingsbury Grade, and the gondola is at Heavenly Village.
  • The lake. Nevada Beach is a few minutes north of town.
  • Golf. Edgewood Tahoe's course runs along the lake.
  • A night out. The casino hotels have shows and restaurants, and Heavenly Village is a short walk away.
