Incline Village real estate: beaches, IVGID and what to check first

Nevada's North Shore, where beach access depends on the parcel. I check it before you fall for the house.

Incline Village real estate runs on its own rules

Incline Village real estate is different from the rest of the lake because of one thing most buyers haven't heard of before they start looking: IVGID. It runs the beaches, the ski hill, the golf courses and the recreation center, and whether a home comes with beach access depends on the parcel.

Incline sits on the Nevada side of Tahoe's North Shore. Crystal Bay is next door, Diamond Peak is in town, and Sand Harbor and the East Shore Trail are a short drive south. The Mount Rose corridor connects it to Reno.

Here's how I describe it to buyers: Incline tends to appeal to people who want a polished Tahoe lifestyle with lake amenities, privacy, and easier access to Reno than many other lake communities.

How I work in Incline Village

I'm licensed in Nevada and California, and I know Incline Village well. I've written my own guides to Incline Village, to West Incline and to IVGID's pass and fee system. I can explain the difference between a Picture Pass and a Punch Card, and I check beach eligibility on a parcel before you get attached to the house.

You can read how I help you buy and how I sell a home. The steps are the same in every town. What changes here is what I check.

IVGID, beach access and the two kinds of passes

IVGID is the Incline Village General Improvement District. It's the local district that provides water, sewer, trash and recreation for Incline Village and Crystal Bay.

  • The beaches. IVGID manages Incline Beach, Ski Beach, Burnt Cedar Beach and Hermit Beach. There's a pool at Burnt Cedar and a boat ramp.
  • Beach access depends on the parcel. Some parcels have it and some don't. Two homes on the same street can differ, so I check the specific property.
  • Picture Passes. A Picture Pass is personal and can't be handed to someone else. It gets the holder resident pricing and, on a beach-access parcel, entry to the beaches.
  • Punch Cards. A Punch Card can be shared. It holds a dollar value, it expires on May 31 each year, and it has to be renewed after June 1.
  • How many you get. Each eligible parcel receives five in total, in any mix of Picture Passes and Punch Cards.
  • Where they count. Reduced rates apply at Diamond Peak, the Championship and Mountain golf courses, the Tennis and Pickleball Center and the Recreation Center.

The fees and the rules change every year. I don't post the amounts here for that reason. I confirm the current ones with IVGID for the home you're considering.

The homes, and what to check

Incline has high-end primary residences, second homes and properties that have been held for decades. Different parts of town feel different. West Incline, for example, is a pocket of mature pines, larger mountain homes and sloping streets, close to Diamond Peak and the Village Center.

On any home here, I focus on these:

  • Beach eligibility for the parcel.
  • Current IVGID fees and rules.
  • Insurance. Confirm that it's available and what it costs.
  • Defensible space on the lot. Several Incline neighborhoods are Firewise sites. See the list of Lake Tahoe Firewise communities.
  • Snow. Look at the driveway, the slope of the street and who clears what.
  • TRPA and BMP status. TRPA is the Tahoe Regional Planning Agency, and its rules can affect what you repair, expand or add.
  • Long-term maintenance on roofs, decks and exterior wood.
  • Vacation rental rules. Washoe County sets them here, and they change, so I confirm them for the address. See who sets the vacation rental rules in each town.

The market here has the same tension as the rest of the lake. Prices climbed fast in 2020 and 2021, and some sellers still price from what they paid then. I tell buyers which listings are priced for now, and I tell sellers what a buyer will pay today. I don't post market numbers on this page because they go out of date. Ask me and I'll send current ones from the MLS.

Nevada has no state income tax, which is one reason buyers look at the Nevada side of the lake. How that applies to you depends on your own situation, so talk with your tax advisor before you decide.

If you're selling, a buyer here will ask about beach access and IVGID first. I have those answers ready before your home goes on the market. There's more on selling your Lake Tahoe home and selling a luxury home.

Skiing, trails, golf and the East Shore

  • Skiing. Diamond Peak is in town, which is rare around the lake. Mount Rose Ski Tahoe is the nearby second option.
  • The East Shore. Sand Harbor, Hidden Beach, Memorial Point and Chimney Beach.
  • Trails. The Flume Trail, Tunnel Creek, the Tahoe Rim Trail and the East Shore Trail.
  • Golf. The Incline Village Championship course and the Mountain course.

If you want to be on the water, read about buying a lakefront home. If you're weighing the North Shore on the California side, see Tahoe Vista.

This page is general information. It isn't legal, tax or insurance advice. IVGID fees, rules and beach eligibility change, so confirm them for the specific property.
