Glenbrook, Nevada real estate is a community of its own
Glenbrook, Nevada real estate sits on Lake Tahoe's East Shore, between Cave Rock and Spooner. The town has a few different areas, and the best known is the private, gated community by the lake: about 300 homes set among meadow and forest, many of them on the lake or looking out over it.
Glenbrook is one of the oldest settlements at the lake, with a history going back to the 1800s. Today it's quiet, private and largely second homes, and the neighborhood runs through its homeowners association.
How I work in Glenbrook
I'm licensed in Nevada and California, and my brokerage has an office in nearby Zephyr Cove. Read how I help you buy and how I sell a home. What changes in Glenbrook is mostly the HOA, below.
The HOA, the beach and the golf course
Owning in Glenbrook means belonging to its homeowners association. It has CC&Rs, which are the recorded rules for the community, along with dues and its own approvals for changes to a home.
The association's amenities are a big part of what buyers pay for:
- A private homeowners' beach, with a pier and a buoy field.
- A 9-hole golf course inside the community.
- Tennis and pickleball.
- Trails through the open land around the homes.
Who can use the beach, how buoys are assigned and what the dues cover are set by the association and can change. I get the current documents for the specific home and go through them with you.
What to check before you buy or sell in Glenbrook
- The HOA's CC&Rs, dues, approvals for changes, and any planned assessment.
- Beach, pier and buoy rights for the specific home.
- For a lakefront home, the pier and buoy status of the property itself.
- TRPA and BMP status. TRPA is the Tahoe Regional Planning Agency, and its rules can affect what you repair, expand or add.
- Insurance. Confirm that it's available and what it costs.
- Defensible space on the lot. The Glenbrook Community is on the list of Lake Tahoe Firewise communities.
- Vacation rental rules. Douglas County sets them, and the HOA can be stricter, so I confirm both for the address. See who sets the vacation rental rules in each town.
Nevada has no state income tax, which is one reason buyers look at the Nevada side of the lake. How that applies to you depends on your own situation, so talk with your tax advisor before you decide.
If you're selling, a Glenbrook buyer is often buying the community as much as the house, so the listing has to show both. There's more on selling a lakefront home and selling a luxury home.
What's nearby
- Cave Rock. A Nevada State Parks boat ramp and small beach a few minutes south.
- Zephyr Cove and Stateline. Beaches, the marina and the casinos a short drive south.
- Skiing. Heavenly is about a half-hour drive south.
