Minden, Nevada real estate sits in the middle of the Carson Valley, with the Sierra rising to the west and Lake Tahoe on the other side of it. Minden is the county seat of Douglas County, and its town center goes back to the early 1900s, when it was laid out as a stop on the Virginia and Truckee Railway.
Look up on a summer afternoon and you'll often see gliders. The Minden-Tahoe Airport is one of the best-known places in the country for soaring.

The homes, and Genoa
Minden has homes around its historic center, planned neighborhoods with HOAs, and homes on larger lots toward the edges of the valley. Genoa, a few minutes north along the foot of the mountains, was Nevada's first permanent settlement and has homes with a quieter, historic feel.
Nevada has no state income tax, which is one reason buyers look at the Nevada side. How that applies to you depends on your own situation, so talk with your tax advisor before you decide.
What to check before you buy or sell in Minden
- Water and sewer: town service, a local district, or a well and septic system.
- HOA rules, dues and design rules, where there's an HOA.
- Insurance. Confirm that it's available and what it costs.
- Defensible space. Wildhorse, Saratoga Springs Estates, L'Adagio and North Fork Trails are on the list of Lake Tahoe Firewise communities.
- Vacation rentals. Historically, they haven't been allowed here. Ask the county, as the laws are changing. See who sets the vacation rental rules in each town.
