Carson City, Nevada real estate in the state capital

Carson City, Nevada real estate sits at the foot of the Sierra, east of Lake Tahoe. Carson City has been Nevada's capital since statehood, and the silver-domed Capitol is at the center of town. The lake is west over Spooner Summit on Highway 50, and Reno is north.

Carson City is also its own county. The old county and the city merged in 1969, so one government runs everything, and its limits reach all the way west to the shore of Lake Tahoe.

How I work in Carson City

I'm licensed in Nevada and California, and my brokerage has an office at the lake in Zephyr Cove. Read how I help you buy and how I sell a home. What changes in Carson City is what I check, below.

The homes

Carson City has historic homes on its older streets near the Capitol, neighborhoods of every age across the valley, and homes on the hillsides with views. Many buyers here live full time and want city services with the lake close by.

Nevada has no state income tax, which is one reason buyers look at the Nevada side. How that applies to you depends on your own situation, so talk with your tax advisor before you decide.

What to check before you buy or sell in Carson City

  • HOA rules and dues, where there's an HOA.
  • Insurance. Confirm that it's available and what it costs.
  • Defensible space, especially on homes along the foothills. Several Carson City neighborhoods are on the list of Lake Tahoe Firewise communities.
  • Vacation rentals. Historically, Carson City hasn't allowed them. Ask the city, as the laws are changing. See who sets the vacation rental rules in each town.

If you're selling, I recommend a home inspection and a pest inspection before listing, so there are no surprises. There's more on selling your home.
